Energy audits and certification

An energy audit is a complete study of where and how energy is being consumed in a building or industrial process.

An energy audit has five basic stages:

  • Visit to the facilities and information gathering
  • Measurements and data collection
  • Analysis and adaptation of current equipment uses
  • Suggestions for improvement and energy saving potential
  • Compilation and submission of report

Within the European legislative framework (Directives 2002/91/EC and 2010/31/EU) on the energy performance of buildings, in Spain, since 1 June 2013 (Royal Decree 235/2013 of 5 April) energy certification must be obtained for existing buildings or parts of them (homes, business premises, offices) that are being sold or leased to a new tenant. The label must also be included in any advertising for the property.


The obligation lies with the property owner who must commission the certificate and keep it; the buyer or tenant has the right to require it.


This certificate assigns an Energy Efficiency Rating ranging from A for the most energy-efficient to G for the least efficient. They are valid for 10 years, after which they must be renewed. However, they can also be renewed if improvements have been made and the owner voluntarily wishes these to be reflected in the certificate.


All certificates must be registered with the relevant authority of the corresponding region.
